If any such circumstance exists, the sale shall be void, the successful bidder's funds returned and the trustee and current beneficiary shall not be liable to the successful bidder for any damage. Bidders must be prepared to tender to the Trustee a $25,000.00 deposit in certified funds or a cashier's check at the time of sale to secure the bid and the balance of the purchase price must be paid in full in the form of certified funds or a cashier's check by 12:00 noon the business day following the sale.
